Hello everyone, I want to get rid of a timeshare with Silverleaf in MA.

Hello everyone, I want to get rid of a timeshare with Silverleaf in MA. Below are the options I am currently faced right now and wanted your input to which option may be the more viable:

1) Find somebody to take over my timeshare (not very likely)
2) Deed it back to Orange Lake (sales person trying to convince me to convert to points by paying an additional $9,500 said they did not take back the units)
3) Stop paying maintenance fees (how likely is this to affect my credit score?)
4) Hire a lawyer that is asking me around $3,500 but guarantees with 100% money back the result.

If anyone wants help getting HICV status through resales, send me a message. I am comfortable committing to $11000 + 1 cent/point, which includes all money paid to HICV and to acquire units.

Acquiring extra HICV points all from HICV to get status has a best case cost of about 14 cents/ extra point (+$1000...

Acquiring extra HICV points all from HICV to get status has a best case cost of about 14 cents/ extra point (+$1000 closing) with a minimum of around $12.2K for 80K points - the problem is that if you needed twice that many points, the price is almost twice as much. Resale purchase followed by a small HICV purchase are more like 1 cent/point (+$11000 closing/HICV small purchase) at the high end.

Maintenance. availability, and disposing of existing units are other considerations - purchasing all from HICV, $4/1K maintenance is possible, there is immediate availability, and you can get rid of high maintenance units. The resale path can achieve similar maintenance but it will likely take a while to locate them (say 50K points/month) - $5.5/1K maintenance units are widely available. The resale path does not dispose of existing units, so you'd have to give them away and purchase more resale points at 1 cent/point.

Can anyone confirm Desert Club 2BR Signature maintenance?

Can anyone confirm Desert Club 2BR Signature maintenance? I've been on the lookout for one and the one I found has really high maintenance (~1.5x the points for ~2x the maintenance).

Has anyone here ever bought a unit from HICV and not had them convert every fixed week you already own?

Has anyone here ever bought a unit from HICV and not had them convert every fixed week you already own? Based on what I saw in my purchase, I believe units in progress is the only thing sales really controls and that any purchase will convert all fixed weeks you already own - I think they will automatically show up in your closing documents.

Based on current inventory, you can buy the lowest cost unit and everything you own will automatically be converted to points - how many additional/in progress units is what they have control over and you can negotiate.

If anyone has anything that contradicts this, please let me know. My next plan of action is to acquire more fixed weeks than they are willing to convert with a small purchase and see what happens, but I'm sure that will take me a year or more, since I only buy fixed weeks that are $4/1K or less :)

I personally have never used HICV points to make a RCI reservation - HICV internal availability is literally 100x-1000x that of RCI, so I don't even bother looking outside of HICV.

That would kill those of us who do rentals, unless maybe this wouldn't apply to Elite, which means they would essentially require anyone doing rentals to make a purchase and have status?

Resale price change - due to there being more demand than supply of HICV points units on the resale market, effective 3/31, I will be changing my sell price to 2x my standard buy price instead of 1.5x my standard buy price. I will honor the old prices if your signed purchase agreement and deposit are received by 3/31. I buy at 80% of calculated value and will change the sell price from 120% to 160% of calculated value.

My wife and I purchased two Holiday Inn timeshare and have ran into a financial situation where we can no longer afford it. Not sure how to sell back or even sell to another person or company. Times are tough for us and can no longer afford this luxury. Any advice is helpful?
