I finally pulled the trigger on a HICV conversion package yesterday!

I finally pulled the trigger on a HICV conversion package yesterday! Waiting on paperwork to arrive in the mail. For anyone who has done a conversion, how long is the process compared to a resale? I'm hoping quite a bit faster with no ROFR review, no mailed documents to Orange Lake, priority processing, etc.

Has anyone done a conversion when they already had 1M points? Wondering if HICV would be willing to remove the "no status" flag from my account sooner rather than later?

Wholesale Elite points pricing of $5.

Wholesale Elite points pricing of $5.60/1K provides a good framework for what a HICV conversion is worth, since this is the value at which I believe anyone can get rid of millions of HICV Elite points with minimal effort.

Assuming you have 1000K points of $4/1K fixed week properties that you paid $4K for on resale market, you value Elite status at $500/year beyond the point value, and your payback timeframe is 6 years, you would be willing to pay the following:

$12.2K = (1000K x ($5.6-$4) + 1000K x ($5.6-$5) + $0.5K) x 6 - $4K

for 1000K fixed week points, $5.6/1K wholesale Elite point value, $4/1K fixed week maintenance, $5/1K Elite cost of renting points, $0.5K annual value of Elite, 6 year payback, and $4K resale investment in the fixed weeks

Elite members should be renting from HICV the maximum number of points that HICV will let them rent every year at $5/1K points.

An Elite member with 1M points, should be renting 1M points from HICV for $5000 every year - if they are not, then they are leaving money on the table because wholesale market value of those 1M points in bulk is $5600 by my estimates and the retail value is even higher.

Message me via Hangouts if you want me to help you get the maximum value out of your Elite status!

Hello Scott, I am possibly interested in purchasing some of your points.

Hello Scott, I am possibly interested in purchasing some of your points. Just went thru the pitch at hicv orange lake. Amazing how they try to get you to drop large amounts of cash but keep the information as to how everything works so obfuscated. I have a very specific strategy that I am wanting to implement and if it will work, I am very interested. When can we chat?

Any Elite members out there looking to rent points at a negotiable markup above HICV rental price of $5?

Any Elite members out there looking to rent points at a negotiable markup above HICV rental price of $5? I'm looking to buy them in 100K chunks, prepaid and then you would make reservations for me (with free upgrades when available) when requested (after I've already checked availability) and I'd pay the $59 fee.

For example, at a 12% markup, I'd pay $560 for 100K points - if your cost of points is less and you don't regularly use them all, then you'd make more.

Message me on Hangouts if you are interested.
how hard is it to realistically list your timeshare on VRBO or a site similar to that?

looking to buy a timeshare that is around 100k in points or less.

looking to buy a timeshare that is around 100k in points or less. Looking for decently low maintenance fees. Went to the presentation at the location in Las Vegas and would definitely use the points. Just would prefer to take one off of someones hands who don't want to deal with it any more. Just post on this discussion with any offers/ ideas. Thanks!

Does anybody have 2008, 2012, or 2013 member guide? Looking to add what year each resort was added to guide. I found 2009, 2010, 2011, 2014, 2015, 2016, and 2017 online.

Has anyone ever traded points for time in HICV Club-affiliated resorts like the European ones mentioned on page 135 of the 2017 guide? What was the experience?

Just noticed major Desert Club point changes in 2017- went from 4 seasons to 3 and the cheapest season went from 13 weeks to 29 weeks, including many weeks that were the highest season before!

I own 2BR WK9 and WK12, and they went from 148K to 200K!

However 2BR WK39 went from 169K to 135K and 2BR-LO WK23 went from 206K to 180K.

Overall, I came in 44K higher, which is about 6.5% additional points.

Wow, HICV just completed ROFR review on a couple of units in 7 business days!

We have a 1 bedroom unit at South Beach Resort, Myrtle Beach SC. Annual points are 105,000. We have had our timeshare for 5 years and only used it twice so really not worth the investment for us. Considering selling or possible renting.. Any ideas would be greatly appreciated.

Desert Club Review: We stayed in a 2BR unit at the east end of the main pool.

Desert Club Review: We stayed in a 2BR unit at the east end of the main pool. Nice Location as it saves a fair bit of walking just to get to Koval. Little has changed. The furnishings are reasonably comfortable, if a bit dorky, and the kitchens are still well equipped. They now come with a decent serrated knife that doesn't dull on the glass cutting board and a non-stick frypan - big improvements.

We had beer and a sandwich the first night at the Goldminer. The service was atrocious, and the chicken pesto sandwich was edible but flavorless. How do you make a flavorless pesto? The bar tender was S- L - O - W. She performed one task at a time and verry slowly at that. She was also a bit rude.

The on-site Market is minimal and expensive, but sometimes convenience rules out. The resort no longer runs the grocery shuttle, so we walked to the Vons on Maryland Parkway. Loaded with groceries we took the Flamingo bus home. There is a 99 Ranch located across the parkway from Vons. If you have never been in one - it is a tourist site all by itself.

Conclusion: Condo was nice but I expected more from the onsite Restaurant. Other than that this is still my favorite place.

Are the 2917 HICV membership guide books out? Can someone send me a link?

Just returned from the desert club las vegas.

Just returned from the desert club las vegas. Went to the Owner update and got the following info. Take it for what its worth - I don't believe at least half of what they tell me.

The Silverlake owners will not be offered HICV buy in.

Desert Club owners that bought it to HICV will soon be shut out.

I will soon be restricted to just the specific weeks that I bought. (I own two weeks, one is week 32? and is in HICV -169K - and one is week 48.).

The salesman indicated that he recently paid 12,000 for 169K points at desert club.

I didn't believe any of it. But who knows. I have owned in las Vegas since it was summer bay across the street. Got into the HICV and the extra br when they moved. Bought another week just for the holidays. Love them. Total investment (including HICV) $111.25

Just thought I'd share what was told at the owners update (AKA sales meeting).

Can you sell your timeshare without losing too much money?

Can you sell your timeshare without losing too much money? It isn't a good fit for us. What is the best way to get rid of a timeshare? I have 185,000 points.

Happy New Year to the group!

Happy New Year to the group!

For anyone who has a credit on a contract (this happens if you borrow points against a contract with maintenance under $4/1K, a biennial contract where you pay half maintenance annually, or you borrow points and cancel a reservation, in which case the points go back to the first contract on your account and not the one you borrowed from), you can have the credit transferred to another account with a balance by emailing CapitalManagement@orangelake.com.

Last year, I tried calling to get it fixed, but the credits were never moved. This year I tried emailing, and it was fixed in 4 business days.

First I paid everything down until my credits and balances netted to $0, then I just emailed my Owner ID and a list of contracts with offsetting credits and balances and they zeroed everything out - I had 2 contracts with credits and 4 with balances and they did it all right the first time, including removing voluntary contributions as I requested.
