Reached back out to HICV and was offered $8K with closing for 68K odd unit with $707 maintenance in use year to...

Reached back out to HICV and was offered $8K with closing for 68K odd unit with $707 maintenance in use year to bring over 1 owned unit and 3 units in next 60 days.  Previous offer was $11K with closing for 45K annual unit with $267 maintenance.

  1. Desert club 3rd party purchases do not grant points - they default to fixed weed and can only be converted to points with ~$8K purchase from HICV.  

    In addition, if you buy from a 3rd party at a points-only property (Lake Geneva, Gatlinburg, South Beach), you will get the points but not status.  I have over 300K annual points and no status because all of my points came from 3rd party purchases.

    If the current owner already has points, one possible avenue would be to add you to the deed via quitclaim deed and then remove the existing owner via a 2nd quitclaim deed.  This typically only work if you are dealing with an owner directly and not through a closing company.  I think that might work, but then I don't know what the process is for merging accounts is.

  2. So, if I want that property, I need to purchase a week that I will use, correct? Does trading that week go through HIVC or RCI? Currently, the property that I own must be traded through HIVC. I can no longer use RCI and had to give up my premium membership.

I think Desert Club is all floating even though the deeds are fixed - I own a week and it is very flexible.  You can book a full week in your season 10 months out and a partial week in any season 45 days out.  Not sure if you can deposit in RCI or not. The week I tried to convert at Galveston was a fixed week and not eligible for any trading either internally or externally without paying to convert to points.
