I've been following the discussions about resale value of points at HICV. Two years ago I bought 166K points on a biannual basis for $17500. We have a fixed one week at one of the villas at the Orange Lake Resorts. We still owe $9500 with an interest rate of 14.25% and we pay about $875 in property taxes and MF every other year.
After an intensive sales pitch 2 days ago and before I upgraded to 166K points every year I realized I needed more information about TS resale market. HICV offer me 166K points per year which it doubles the original TS we have at an additional $13k.
Since the following of this discussion I would like to rescind my current TS contract and get one on the resale market. After reaching out to a time share resales company they indicated to me that HICV does not allow owners to resales their TS directly, that anyone trying to resale their time share was obligated to go through HICV.
Can you please advise as to what my options are?

Hey all, does anyone own at Williamsburg? It's their one location that trades through Interval instead of RCI. I haven't traded through Interval before and I can't figure out how to do it. The references make it sound like I have to call an HICV support person, but was hoping to find some way to book on my own.
I bought last year and stayed at the Scottsdale resort just last week. I really enjoyed it! I've got too many points and some are about to expire soon. What's the best thing to do with points about to expire? I was thinking about taking a cruise (I know the convert rate will suck, but it's better than just losing them). Anyone done this before?

Hey guys,
Thanks for all this great info! I went to one of the timeshare presentations and liked the perks but wasn't about to drop the money they were asking. After seeing this info and starting to understand the program it is crazy how inaccurate the info my sales agent gave. I have a few questions about the process.
If I purchase multiple points resorts deeds at different resorts do I have to pay the $129 membership fee for each of them or just pay it once yearly to get my points?
Assuming I decide to buy and want to accumulate more points by purchasing non points resort deeds in the future and convert them to points by purchasing a new package from hicv do they need to be deeds that are not currently in the hicv program or does it matter?
In order to get the best points value from converting these deeds over do I need to try and get diamond or platinum weeks or does it make much difference?
What is the general success rate of this method? Am I likely getting stuck with them?
If hicv does convert them for me does the mf associated with them go away or will I have to continue paying it?
Anyone on here who has had success with this process do you have any recommendations of which resort to purchase non point value deeds and which resort is best to purchase the hicv package from?

A member of my family has purchased a Holiday Inn Vacation Club Membership. They would like to cancel their contract the form receipt after going over they only discuss cancellation to be sent to the address of the company and once the email is sent it is considered cancelled, but that is all that is stated. I want to make sure everything is properly followed with the rescission so they can't refute the claim. If anyone could give any insight on the process or if they have gone through it themselves I would great appreciate the help.

Has anyone noticed after the Silver Leaf acquisition that availability has gone way down and it is very difficult to book next years weeks at Orange Lake.
I tried to pre-book a few River Island weeks for spring break and there was almost no availability. I booked those same units only 4 months ahead of time last year with no problems.
The Silver leave properties seam to be over valued in points compared to the quality level at Orange Lake. I am wondering if they will have to either raise the points value at the quality resorts or lower the points value at the less desirable properties. If not will they end up with an imbalance where some properties are impossible to get and others will end up unused.
I realize that HIVC has stated they will be upgrading the acquired properties but I am not sure if that will be enough to justify the points values at those resorts.

Is anyone aware of any HICV resorts with fixed week deeds that allow float bookings directly with resort (not through HICV points)? I own at Desert Club, and it is that way - I think Williamsburg and Silverleaf are that way, but can't say for sure. I'm not aware of any others. Anybody else have any experience with these two resorts or any others?
Lake Geneva and South Beach deeds have no week listed on the deed - my Smoky Mountain unit has a week and a season.
If anyone has a fixed week at any resort that was purchased through resale and only allows a fixed week booking, please let us know. I can confirm that Galveston fixed weeks do not float, and I assume Panama City (not Bay Point) is the same since it also came from Escapes.
