Received my letter from HICV today with my refund for my purchase at the beginning of June.
Received my letter from HICV today with my refund for my purchase at the beginning of June. However they kept $50 of it for the welcome kit and "promotional materials". Oh well a small price to pay to get out of the Orange Lake Florida deal. Thank you for creating the forum Scott. You saved me from making a big, costly mistake.

Making a small change in pricing of HICV units for sale -units with maintenance of $5.
Making a small change in pricing of HICV units for sale -units with maintenance of $5.50/1K are the same price, but $6/1K are going from $10/1K to $12.50/1K and $5/1K are going from $20/1K to $17.50/1K. I'm a buyer at half of these prices. This shifts the break-even timeframe for maintenance from 10 years to 5 years - if you plan to own for less than 5 years, then lower priced units with higher maintenance units will save you money.
Here's a spreadsheet with old and new prices - if I quoted you a price before now, I'll still honor it for the next couple of weeks.

Based on email subjects (e.g. 3 NEW: holiday inn timeshare), here were the quantities and number of days: 1x71, 2x59, 3x74, 4x74, 5x45, 6x37, 7x28, 8x27, 9x15, 10x4, 11x5, 12x1, 13x2, 14x1, 33x1
Total: 1881
Of those, roughly 151 were at points resorts (if there were 2 south beach in one day my algorithm would only count one)
South Beach: 76 (25 in 2016)
Smoky Mountain: 48 (16 in 2016)
Lake Geneva: 27 (0 in 2016)
That works out to 7 HICV points timeshares/month and roughly 8% of the HICV listings.
Some of the other properties commonly appear multiple per day and are hard to count (you can probably double the ones close to 100 and triple the ones close to 200)

How do I figure my maintenance fees per 1000 points? 80,000/$616? Does that equal $7.7 per $1000? Trying to figure if I should recind our contract that we just signed. I like the program, but like everyone else, trying to find the best value available. Thanks!

As a timeshare seller, I was asked a really good question by a buyer today, and I feel like my response was pretty transparent and could be useful to other sellers (this was for an Escapes timeshare).
Question: If we decide at some point we want out of the timeshare how does that work?
Answer: You owe maintenance/membership fees until you sell it - $400/year on average for this 163K Odd unit.
The good news is that most people who are "stuck" in a timeshare are trying to recover thousands paid to developers - since you are paying -$745 ($745 less than the rental you are getting), you are in a much better position than almost all timeshare sellers. Closing costs are around $500, so even if you had to pay for all of closing costs when you sell it, you could still pay someone $245 to take the timeshare off of your hands and break even.
At a rental rate of $1500, you only have to use the timeshare once every 3-4 years to break even - in between timeshare trips, you could rent the unit out, even to family members at a deep discount and still come out ahead.
