1) Get a purchase agreement signed by buyer and seller with deed details and purchase amount - submit to HICV so that they can either exercise Right of First Refusal or pass, in which case they will send estoppel, which will include confirmation of deed specifics, maintenance, and any balance on the account.
2) Prepare a new deed using the old deed as a reference. The current owner should be able to provide, but if not you can request a copy of the old deed from the county clerk of the county that the resort is in. How easy this is to do varies greatly by county - some counties let you download a copy with a credit card, but other counties require you to setup an escrow account first and/or they only send deed copies through the mail. The new deed has to be mailed to county clerk with deed transfer payment. Once it is recorded, you should get a copy back in the mail, or you can pay for an electronic copy to expedite things by just searching the county website for the new deed by owner name.
3) Send estoppel, contract, new buyer's driver's license, and $100 transfer fee to HICV.
