Hello Everyone.

Hello Everyone.

I'm new to the whole TS thing.

My Wife and I bought a biannual deed at Orange Lake a little over a week ago.  I knew enough to be dangerous, but that was about it.  I asked the agent why I sould buy from the devloper and not just take over the MF from a seller on E-bay?  I was told the points thing was a devloper offer only.  I have now found that resales of South Beach, Smoky Mountain and Lake Geneva have points transfers.  So, in the end I'm sure I paid way more then I should have.  My question is...  When you buy additional units off E-bay for instance; when all is settled and added to your HICV account to you end up with double maintenance fees???  Or is it averaged somehow?  Thanks for the info/ help!

Regards,

Ryan

  1. Shawn,

Maintenance Fees vary significantly by resort.  In most cases, maintenance fees are the same for Diamond vs. Silver for a given unit size, even though Diamond gives you 3x the points in many cases.  Generally, this means more popular seasons will be a better MF value, although Diamond weeks may cost a lot more upfront.  Platinum is probably the best value in terms of relatively low up-front cost and relatively high points / MF$.

  2. Every week will have a maintenance fee attached to the week and the cost is dependent on which resort the week is at.

The points can be used at any resort so the goal is to get the lowest average cost for your points.

  3. Its important to remember with HICV points, the MF will be the same for the same number of bedrooms, but the points will vary dramatically based on the underlining weeks.  For example I have seen 1 bed room units with points as low as 64,000 points for a value week and as high as 154,000 for a Diamond week, and have the same MF.  Make sure you get the most points for your MF dollar.
